Building off our expertise in the distressed arena, Argo Partners has made a number of investments since 2011 in Student Housing and Multifamily Workforce properties located in the Midwest, Southeast and Mid-Atlantic regions.

New acquisitions should offer a combination of above average cash-on-cash yields with moderate upside potential. We target properties that are priced at a discount relative to their peers due to the need for an extensive capital improvement program through: interior renovations, common area and amenity modernization, technology upgrades or addressing mismanagement, in combination with patient ownership.

Our goal is to provide safe, superbly managed communities that our residents are proud to call home. Argo Partners prefers to invest as a majority Limited Partner, alongside a General Partner who will invest significantly in each deal.

Acquisition criteria:
Student Housing:

  • 300 - 800 beds in Tier 1 or Tier 2 schools with full time enrollment of at least 15,000 students.
  • Late 1990s and early 2000s properties that are purpose built for students.
  • We have owned properties at Baylor University, Ball State University, University of Southern Mississippi and Middle Tennessee State University.

Multifamily Workforce Housing:

  • 150 - 400 units per property in tertiary markets with an MSA population of at least 750,000.
  • 1970s and 1980s B or C class properties.
  • We have owned properties in the Southeast and Mid-Atlantic regions as well as throughout New York State.
